Combine chili powder, salt, garlic powder, onion powder, cumin, sugar, and cayenne pepper in a small bowl. Add lime zest and mix thoroughly.

Place chicken pieces into a large resealable plastic bag or mixing bowl. Add the prepared spice mix. Seal the bag or cover the bowl and shake or stir until chicken is evenly coated with spices.

Heat olive oil in a large sauté pan over medium-high heat. Add chicken pieces in a single layer without overcrowding; cook in batches if necessary. Stir occasionally to brown the chicken evenly, cooking for 5 to 8 minutes until fully cooked and nicely browned.

Remove chicken from heat and serve immediately. Optionally, garnish with lime wedges or pair with rice, vegetables, or tortilla wraps as desired.
